What is Coming Soon?
Every day there are hundreds of buyers looking for homes for sale. Some of these buyers can close at any time, either now or often many months later. They might choose another house before your house comes on the market simply because they do not know it will be coming on the market in the future. Coming Soon lets buyers know that your house will be coming on the market in the future.
Is there a cost to list my house as Coming Soon?
There is no cost to list your house as Coming Soon. You would sign a listing agreement with Blue Fence Real Estate and owe a brokerage commission on the sale of the home once the property sells.
Is my house listed on the MLS as Coming Soon?
Coming Soon listings are not listed on the MLS, we have our own marketing program to get exposure for Coming Soon listings.
Does the Coming Soon listing add to the market time of my house?
Since the property is not listed on the MLS, it does not start to incur days on the market until you are ready to officially list the property for sale.
Do we have to list a price for the home?
Another great option is that Coming Soon listings can either be listed with a price or with no price. Most Coming Soon listings are listed with no price since market conditions can change for the better.
How do you market Coming Soon listings?
Every situation is different with the amount of exposure sellers are looking for with Coming Soon listings. We can either simply just list the address and take a front picture of the house or we can complete our full Marketing for the listing which may include:

What happens once I am ready to officially list my property on the market?
Your Blue Fence agent will take it from there. They will switch the listing from Coming Soon to Active and list it on the MLS and arrange for the showing instructions. Your Blue Fence agent’s job is to make the entire process seamless and stress free.
