Our 16-step Marketing Process

    1. Extensive Market Research

    We first do extensive research as to houses that have recently
    sold and houses that are currently listed with similar features in
    the same area. We then show ALL of our research to our client
    so that together we can come up with a listing price everyone is
    comfortable with.

    Pricing is very important as list too low, money can be left on the
    table; list too high, limit the number of potential buyers.

    2. Staging

    We then walk through the house with the homeowner(s) and
    suggest areas to improve which will create the best image for
    the property, this is also called "staging".

    3. Pictures

    Pictures, pictures and pictures. We even come back to take
    more pictures when seasons change or when a home needs a
    "fresh" look.

    It is often said that a picture shows a 1,000 words, in real estate
    it shows much more. This is the most important step in creating
    an "image" of the home to potential buyers.

    4. Virtual Tour
    5. Video

    At the same time as we are taking pictures, we also create an
    interactive virtual tour along with a video. (We do both while
    most agents and companies only do one or the other).

    The link to your virtual tour goes on the Multiple Listing Service,
    Realtor.com and your home's own website.

    The video is featured on Blue Fence TV, YouTube, Realtor.com,
    and your home's own website.







    6. Website

    We create an individual property website for all of our listings.

    7. Exclusive Online Real Estate Network

    We have over 1,000 websites to give our client's listings
    unmatched exposure. period.

    No other real estate company has a portfolio of over 1,000
    community based websites thats sole purpose is creating
    exposure for our client's listings and generating qualified
    potential buyers.

    All of our client's listings receive priority placement on the
    respective communities online network sites. This means, when
    a potential buyer searches for homes for sale within a
    community on our websites, our client's listings appear first.
    They also have links to the virtual tour and individual property
    website.

    When one of our listings is entered into the Multiple Listing
    Service and goes "live" for potential buyers to view, it has the
    maximum number of pictures allowed, a link to the virtual tour
    and a description that creates an incredible first impression.

    Some agents wait days to enter a picture of a link to a virtual
    tour, resulting in the property losing its first impression with
    potential buyers.

    We place a limited access electronic lockbox on your door. Only
    licensed real estate agents will have access to enter through a
    secure keycard. The agents must first arrange a showing with
    our showing scheduling system, that will also notify you of a
    showing.

    16. Constant Communication

    We give continuous feedback of our marketing activities and
    showing activity to our clients.

    Continuous Market Research

    We feel that when you sell anything, you need to know what
    your competition is doing.

    So when our clients are selling their homes, it is only fair to keep
    them advised as to what houses with similar features in the
    same area are listed and selling for. This is included in our
    weekly communications.


Cancel the listing at anytime

If for any reason you are not happy, you can cancel the listing
agreement simply by e-mailing or faxing us a note. There are no fees
or charges to cancel. Simply walk away.
When interviewing agents of other companies ask what their termination charges
are, we know some are as high as $2,000.
